Permit Checklists
Required Submissions:
- Building permit application signed and notarized by contractor (or someone with POA by license holder)
- Property record card
- Signed and notarized 1 and 2 family inspection affidavit (form can be found on the website)
- Product Approval documents for the following components: Shingles, Underlayment, and Vents. You can find them at the Florida Department of Business & Professional Regulation website
- Notice of Commencement if job is valued at $2500 or more. We would need the Certified Copy prior to your inspection.
- If you are pulling a permit as an Owner/Builder- you must own and occupy the residence and fill out the Owner Builder Affidavit.
Inspections Required: Final Building and Commercial Reroofs will require an "In Progress" Inspection

- Certified Copy of Notice of Commencement (if project is $2500 or more)

Inspections Required: Final Inspection, Commercial inspection will require an IN PROGRESS INSPECTION

- Notarized Window and Door Affidavit (can be found on our website)

- Site plan to scale showing proposed location and dimensions of screen enclosure
- Engineered plans signed and sealed by a Florida licensed architect or engineer, demonstrating compliance with the applicable codes.
Inspections Required: (with footing) Footing and Building Final
Inspections Required: (without footing) Final Building
Required Submissions:
- Completed Permit application
- Property record card
- Owner Builder Affidavit (if applicable)
- Certified Copy Notice of Commencement (if project exceeds $7500)
- AHRI certificate with model numbers of proposed units
Inspections Required: Final Mechanical
Inspectors will also accept photos if an on-site inspection is not scheduled.

Some pergolas or trellis may not require a permit based on size or type. Please check with the Building Services Department prior to submitting.
Inspections Required: Final Building
For walls that are less than 3 feet in height, no engineered plans are required but Detailed Drawings are still required.
Also, please be sure to submit site plan prior to submitting

- Engineered drawings signed and sealed by a Florida licensed architect or engineer demonstrating compliance with the applicable codes.
Inspections Required: (gravel) footing, In Progress, and Building Final

- Site plan/survey showing location and height of wall
- Engineered plans signed and sealed by Florida licensed architect or engineer demonstrating compliance with the applicable codes
Inspections Required: Footing, Lintel, and Building Final
Required Submissions:
- Completed Permit Application
- Property Record card
- Owner Builder Affidavit (if applicable)
- Certified Copy of Notice of Commencement (if project value is $2500 or more)
- Site plan/Survey showing dimensions and locations of Sunroom
- Engineered plans signed and sealed by a Florida licensed architect or engineer demonstrating compliance with the applicable codes.
Inspections Required: Framing, Electrical Rough, Electrical Final, and Building Final
Required Submissions:
- Completed Permit application
- Property Record Card
- Owner Builder Affidavit (if applicable)
- Certified Copy of Notice of Commencement (if project is $2500 or more)
- Site plan showing proposed location of gas line (& tank if applicable)
- Piping diagram showing pipe sizes and all outlet locations.
Inspections Required: Rough Gas with Gauge, and Final Gas
(Requires plan review)
Required Submissions:

- CERTIFIED COPY of Notice of Commencement (if project value is $2500 or more)
- Copy of generator manufacturers specifications
- Site plan showing proposed location of the generator and distances from all structures, fences, and property lines.
- Single line drawing showing the proposed electrical hook-up from the generator to the switchgear.
Inspections Required: Electrical Final
Note: Separate Gas Permit Will Be Required if Unit Is Not Self Contained The requirements for the electrical installation and use of generators is the same as if power were Provided by the Electrical Utility Company, and as such must conform to all the requirements of The National Electrical Code NFPA 70.
Required Submissions:
- Completed permit application
- Property Record Card
- Owner Builder Affidavit (if applicable)
- Certified copy of Notice of Commencement (if project is $2500 or more)
- Plans signed and sealed by a Florida licensed architect or engineer demonstrating compliance with the applicable codes.
- Detailed Drawings of the proposed electrical installation from the photovoltaic panels to the existing service or upgraded service show all intermediate panels, devices, junction boxes, and connections.
Inspections Required: Pre Power Electrical, Electrical Final and Final Building
The requirements for the electrical installation and use of photovoltaic systems are the same as if Power were provided by the Electrical Utility Company, and as such must conform to all the requirements of Article 690 of the National Electrical Code NFPA 70.
Required Submissions:
- Completed permit application
- Property Record Card
- Owner Builder Affidavit (if applicable)
- Certified copy of Notice of Commencement (if project is $2500 or more)
- Provide a detailed contractor's estimate (scope of work) for the repairs to be made.
- Drawings signed and sealed by a Florida licensed architect or engineer detailing the proposed
- Demolition and restoration work to be done.
- Contact the Building Official to schedule a "fire damage assessment inspection" to help start the recovery process BEFORE any restoration begins. A site visit will be required prior to issuance of any permits.
- Copy of insurance adjusters report of specific damage to home or building.
Fees and Inspections Will Be on a Case-by-Case Basis Depending on the Scope of Work.

- Survey/Site plan showing location of fence and height of fence
Inspections Required: Final Building
Required Submissions:
- Tree Removal Application
- Site Plan/Survey showing the location of all Hardwood, Understory and Palm trees
- Indicate which tree(s) are to be removed
Based on the size of your lot and the amount of previous square footage will determine if you will be required to replace the tree(s).
No inspection required
5 Tons or greater will need to be reviewed by Fire Department (Rooftop or Ground)
Required Submissions:

- Property Record Card
- Certified copy of Notice of Commencement (if project is $7500 or more)
- Letter of compliance with exception Number 1 or Number 2 of section 706 FCB "Existing" on Contractor's letterhead, stating that the new equipment will NOT increase the force in the element or dead load by more than 5%.
Or
- Engineered Plans showing the proposed modifications for the existing roof structure in order to support the new live and dead loads imposed by the replacement equipment and curbs, unit to curb and curb to roof fastening details, drain pipe routing details
- Manufacturer's specifications and AHRI sheets
- FBC "Mechanical" requires smoke detectors be installed in the return air ducts for systems greater than 2000 cfm/ 5 tons.
Inspections Required: Mechanical Final and Final All
Required Submissions:
- Completed permit application
- Property Record Card
- Certified Copy of the Notice of Commencement (of job is valued $7500 or more)
- Building Plans signed and sealed by Florida architect or engineer demonstrating compliance with the applicable codes, site-specific installation details, floorplan showing the location where the hood will be installed. If wall mounted hood, provide wall details, type of duct to be used, duct wrap if applicable, fan mounting details, roof plan showing minimum 10 ft clearance from fresh air intakes, roof access details, electrical details, makeup air details, etc.
Inspections Required: (depending on type and location, some may not be needed) Kitchen Hood-Building, Kitchen Hood Light, Kitchen Hood smoke test, Kitchen Hood Contain, Mechanical Final, Electric Rough and Electric Final
(note) Additional Fire inspections will be required
Required Submissions:

- Certified Copy of the Notice of Commencement (if project value exceeds $7500)
- Site plan showing location of Walk in Cooler with dimension (if adding on to existing building)
- Plans, signed and sealed by a Florida licensed architect or engineer demonstrating compliance with the applicable codes, site specific installation details, floor plan or site plan showing the location where the walk-in cooler is going to be installed, equipment mounting details, roof access details if applicable, electrical details, etc.
Inspections Required: Mechanical Rough, Mechanical Final, Electrical Rough, Electrical Final and Final All

Inspections Required: Footing, Lintel, Building Final and Fire Final
Required Submissions:
- Completed Permit Application
- Property Record Card
- Certified Copy of Notice of Commencement (if job value is $2500 or more)
- Site plan showing proposed location of generator and distances from all structures, fences, and property lines.
- Single line drawings showing the proposed electrical hook up from the generator to the switch gear.

Inspections Required: (wall signs) Final Building
Required Submissions:
- Completed Permit Application
- Certified copy of Notice of Commencement (if job value is $2500 or more)
- Site plan showing location of proposed location of wall
- Engineered building plans signed and sealed by a Florida licensed architect or engineer demonstrating compliance with the applicable codes.

A building permit is not required; however, a zoning approval is required.
Required Submissions:
- Zoning application signed and notarized
- Survey showing location and dimensions of proposed driveway or sidewalks.
- You will need to show the amount of impervious for the site, which includes the expanded driveway or sidewalk. Per City ordinance, you cannot exceed a certain percentage of impervious square footage for any lot.
- You will also have to maintain side setbacks for the driveway or sidewalk.
No Inspections Required
Required Submissions:
- Zoning application signed and notarized
- Survey showing location and width of driveway apron- and must be constructed per City Standards.
- You can contact staff for a copy of the driveway detail if needed.
City Driveway Inspection Required
Required Submissions:
- Complete Permit application
- Property Record Card Survey showing location and setbacks of structure
- Engineered building plans signed and sealed by a Florida licensed architect or engineer demonstrating compliance with the applicable codes.
- DEP or St John Water Authority permit (if applicable)
